AI Tools Are Changing How Homes Are Marketed Online: Here's a Few

From AI-enhanced images to full-service media production and design tools, agents now have more ways than ever to enhance their listings' presentations online.

First impressions matter online, and new AI-powered tools are giving real estate professionals more ways to make listings stand out. From virtually removing clutter and outdated furniture to improving lighting and modernizing staging, AI can help create a more polished presentation that gives buyers a stronger first look at a home.

But with a rapidly growing number of tools available, experts caution against going too far.

Moses Nickerson, a real estate broker and co-founder of the real estate media company Pixlmob, says agents should avoid misleading edits that could cross ethical or copyright lines. He stresses that getting proper permissions from photographers is essential before using AI enhancements on images, or agents could risk violations that could even reach hundreds of dollars per image.

Nickerson, who recently spoke at the .realestate-sponsored webinar, "Pixel Perfect: Listing Glow Ups," also emphasizes the importance of disclosure. New tools are making it easier to show when images have been enhanced, too. For example, PropMedia offers a free QR code for disclosure tool that allows buyers to view original photos alongside edited versions. As scrutiny increases around listing photo accuracy—particularly most recently in states such as California and Wisconsin—transparency is becoming a key issue.

But once approvals and disclosures are in place, AI can significantly speed up listing production while improving overall presentation quality.

A New AI Media Stack for Real Estate Listings

One of the biggest shifts in real estate marketing isn't just better editing. It's a move toward faster, more connected production workflows that reduces turnaround time while not sacrificing quality.

Pixlmob, part of the 2025 REACH program through NAR's Second Century Ventures, is a real estate media production platform that combines AI tools with human editors to streamline visuals for property listings. The platform supports workflows, such as for MLS photo editing, virtual staging and video creation from listing footage or photos. It is designed for photographers, agents and teams looking to outsource post-production while maintaining consistency across multiple listings.

PropMedia, in collaboration with Pixlmob, offers self-serve AI image enhancements that allow users to quickly adjust listing, remove clutter, apply seasonal updates and refresh older listings. It also includes a feature that can display property lot lines directly on images. The platform is geared toward agents who need fast turnaround times and flexible pay-per-image options.

Other tools are also helping agents increase productivity in listing marketing workflows, with the help of AI for speed.

For example, CapCut is a video editing platform that can be used to create short-form content for social media platforms, like Instagram Reels, TikTok and YouTube Shorts. It includes AI-powered features for captions, transitions and quick edits.

Real estate professionals can use CapCut to turn listing walkthroughs and property clips into engaging social videos, adding captions, branding, music and fast edits that help increase visibility and engagement online.

Meanwhile, Canva is a design platform that enables users to create marketing materials, such as listing flyers, social media graphics, email headers and branded presentations. Its AI tools and templates allow fast content creation without advanced design skills.

Canva can help real estate professionals build marketing assets across channels. For example, a single listing can be quickly adapted into flyers, Instagram posts, email campaigns and open house materials with branding consistency and a visual polish.
